The problem
The firm’s operational knowledge was concentrated in the managing partner. Each study was built practically from scratch, using the formats of earlier studies as a starting point without standardized criteria across analysts, and the capacity to handle projects in parallel was limited by the production time of each deliverable.
It wasn’t a talent problem or a demand problem. It was a structural problem: the method existed, but it lived in people and not in the system.
The intervention
Esquivel & Company implemented artificial intelligence in the firm’s production processes, on four fronts:
- A tool stack selected for the whole team, with usage criteria defined from the start instead of improvised adoption person by person
- Usage governance — client data confidentiality rules, instruction standards, version control and filing conventions
- Replicable models built on the firm’s own historical studies, not on generic templates
- Team training in using the models, until the firm could run them without support

- A land valuation model derived from the methodology of international firms, applied to a luxury hospitality project in Guanacaste
- Improved models for feasibility studies, based on four previous studies by the firm
- An additional model derived from its cost and development methodology
- Documented AI governance guidelines
- A trained team running the system autonomously
